For most clients who aren't exposed to swinging sledge hammers on a regular basis, the thought of a renovation can be extremely daunting! Below is a step-by-step breakdown for you - the homeowner, the business owner - to grasp the process of how we go about making the magic happen, together.
step 1 | share your ideas
Reach out to us however you feel comfortable, and share your thoughts and ideas, big or small. Depending on the complexity, a visit to the site may be required to gain a full understanding of the scope of work at hand.
step 2 | fee proposal
After a mutual discussion on the needs of the project, we will prepare a design fee proposal based on the scope of work, and services you wish to have as a part of the project. These fees are generally estimated as a lump sum based on an hourly basis, and broken out in the phases required for the project. We can discuss any questions or changes to the fee proposal at this point, should you wish to alter the scope of work. Once approved, we begin work to make your vision a reality!
step 3 | design process
As outlined in the scope of work, we will meet throughout the various phases of the design process, from conceptual through to the final design developed for your project. This will include review and approval of all materials, fixtures, appliances, etc. as it relates to your space. Two of the biggest elements we value, especially at this step, are communication and transparency. We love client collaboration to ensure you are involved at every step! Once we have nailed down a design direction, we will then assemble the construction drawings that will include every detail that the Contractor will need to see, with respect to constructing and detailing the space.
step 4 | construction tender
Once the construction drawings are complete, and you don't already have a Contractor pre-selected, we are ready to issue them for tender. This means we will send them to (typically) 3 different Contractors for pricing. Once received, we will review the results together, and select the Contractor you feel most comfortable proceeding with. Most bidding Contractors will want to have a look at the space prior to submitting their quote, so often we will arrange a walk-through, where they are invited to the site on a specific date + time.
step 5 | construction process
This is where those sledge hammers come into play! Before any of that begins however, you will have reviewed a detailed schedule and construction contract with your Contractor. As such. you will have a good sense of the expected duration and logistics of construction. The Contractors will build from the drawings provided, and will advise if they run into any issues, should they arise. We are never too far throughout the duration of this phase, and enjoy popping in to see progress, ensure our design intent is accurate, and answer any questions!
